Local notes worth knowing
Mecklenburg County: the one-acre line
In Mecklenburg County, disturbing one acre or more generally requires an approved erosion and sediment control plan and a grading permit before clearing or grading starts. That covers Charlotte, Matthews, Mint Hill, Pineville, Huntersville and Cornelius. Smaller jobs often still need silt fence and seed and straw on bare clay.
The South Carolina side
In Fort Mill, Rock Hill and Indian Land, land-disturbance permitting is handled by the county or the state on that side of the line, not by North Carolina agencies. The operator should confirm what applies before work starts, and digging there uses South Carolina's 811 center.
Rural edges mean more acreage
Toward Union County and out past Mint Hill, requests tend to involve bigger parcels: several wooded acres, old fence rows, farm ponds and long gravel drives. Expect longer haul distances to a landfill or mulch yard, which is one reason forestry mulching in place is popular out there.
Same red clay everywhere
Across the whole Piedmont area the subsoil is mostly red clay. It compacts well when it's dry and turns slick and soft when it's wet, so jobs often pause after heavy rain no matter which side of the state line you're on.
